Gabetti and the Municipality of Montello (BG) present the development plan for the recovery of the Filartex Area (Ex Manifattura Maffeis)
Filartex area was presented in the Auditorium of the Municipality of Montello (BG) . The area of the former Manifattura Maffeis consists of a now abandoned production building, located in the urban center of the Municipality of Montello, a few steps from the Town Hall. The last textile production activities date back to 2015. The structure, built in the early 80s of the last century, consists of buildings for laboratory use, warehouses, workshops and a two-storey office building, as well as some external canopies.
The meeting was an opportunity for discussion between various players who, from different perspectives, questioned the reuse of the Filartex area.
The works were closed by the Gabetti Group, which presented the dynamics of the real estate market in the Montello area, the hypotheses of the new uses for the Filartex area and the technical investigations necessary to support it. According to the study prepared by Patrigest, the Gabetti Group’s Advisory and Valuation company supported by the Abaco Team for the technical aspects, the area has enormous potential for urban and building transformation in light of its strategic position in the municipal area. The design concept provides for the definition of pedestrian and cycle paths to be connected with the soft mobility system already designed by the PGT, and open spaces connecting the buildings designed to fit harmoniously into the existing building fabric adjacent to the site.
